Pros: 1. Garage was converted to basement apartment space. 2. Original exterior garage parking was lifted. This helps prevent flooding in the event the city system has too much water. This parking is given to the tenant of 5156 A samson. 3. All electrical was completely redone at basement apartment. 4. All underground plumbing was replaced at original basement apartment. To do this the original concrete slab was completely removed & a new one poured. 5. Styrofoam insulation was installed with Upnor water heating pipes under the concrete slab. 6. Original Basement apartment was completely gutted with all exterior walls insulated with Styrofoam which is more efficient and eliminates the condensation & smells of fiberglass insulation. 7. The master bedroom floor is expensive IPI exotic wood flooring known for its superior qualities. 8. Basement apartment has electric heaters. 9. The wall to the master bedroom was a wall put for a conversion to a single garage, so it's insulted for sound. 10. The ceilings in the basement apartment were also insulated to absorb some of the sound from upper apartment. 11. Before increasing the depth of the building foundations, the entire 2.5 sides were excavated, foundations were waterproofed & Styrofoam insulation installed to the exterior of foundations. 12.
